How do rebates work?
Ohio Broker Direct offers a rebate payable directly to our Client, the Buyer, after closing- available only in Central Ohio at this time. Rebates are not offered on properties listed with Ohio Broker Direct as all leads on properties listed with Ohio Broker Direct are given directly to the Seller to ensure maximization of savings for both parties to the transaction.

If you have already found a home you would like to preview, just provide us with the MLS# or property information. We can look up the history of the property and verify the status, MLS history, public records as well as provide a copy of the property disclosures prior to viewing the home.
Additionally, at your request, we will enter your information into the MLS system so you receive property alerts emails of any home that meets your criteria automatically! You would be the first to know when a home is listed or the price reduced that meets your guidelines.
Pre-approved buyers have much greater negotiating power than those who have not. Submitting a pre-approval letter with an offer strengthens credibility and ensures the Seller you are a serious buyer. Not sure who to contact? Just give us call!
Communicating with Agents, Builders & Sellers
Disclose to ALL parties that you have retained Ohio Broker Direct to represent you and make it clear you are not retaining their services. We highly recommend you consult with us prior to communicating with any listing agent so we can ensure you have been properly registered as our client.
Calculating Your Rebate
The more work you do finding your home, the higher the rebate. To earn a rebate the purchase price must be equal to or greater than $150,000. The concept is simple. We know that you’re actively searching for homes. The less time we spend showing you homes, the more you get back at closing. Please contact us directly to discuss the strategy which will best service your needs ensuring the maximum rebate possible. Rebates are offered on homes over $150,000. Rebates are offered on a tiered scale starting at 50% unless otherwise agreed in writing between Buyer and Ohio Broker Direct. New Homes: Considering reknown builders such as Bob Webb, Fischer, M/I Schottenstein, Epcon, Homes, Pulte, Rockford Homes, Romanelli & Hughes, Ryan, Schumacher, Toll Brothers, or any other builder? If you’re buying a new home just let the builder / developer register Ohio Broker Direct as you agent and you receive the rebate. We request that you have the builder or builder’s rep provide you with a note verifying they have registered you as our client and provide a copy to us upon receipt. New Home Clients receive a 50% rebate.

Commercial Clients: Yes, we offer rebate services to our commercial clients as well!
